The project area is located in the Saraycık district of Sincan, Ankara, planned by the Housing Development Administration (TOKİ). In the same region, TOKI continues to produce social housing projects for low-income citizens, while the region is on its way to becoming a rising value for Sincan with the development of projects by private companies. This region, which was launched with Toki's slogan "Horizontal Architecture Rising Turkey", has a height limit of 9 floors in general. However, the main design problem of the region is that the KAKS values such as 1.7 and 2, which are determined in the parcels, cause higher building blocks than the floor limit mentioned.
Öniz Center project, which is designed to be integrated with each other with a commercial courtyard extending on 3 building islands parallel to the main boulevard and adjacent to each other, draws attention as a modular project where residential and commercial units are designed in balance, especially between residential blocks, where appropriate shading conditions and quality landscaping areas are provided.
The project, which balances the commercial functions concentrated on the central island with the predominantly residential settlements on the right and left, received its construction license in the last quarter of 2023 and is programmed to be completed in 2026.
